Big Houses, Many Zones: Air Duct Cleaning in Beverly Hills
A single Beverly Hills home can have more ductwork than a small apartment building. Two-story houses in the Flats commonly have one system for each floor. Hillside estates add guest houses, pool houses, screening rooms and home gyms, each with its own air handler and duct runs. Air duct cleaning in Beverly Hills is mostly about method: mapping every system, protecting finished interiors, and cleaning each run fully instead of rushing through.
Three eras of Beverly Hills homes
The city was incorporated in 1914, and its housing reflects several building booms.
The Flats, between Sunset and Santa Monica Boulevards, are full of Spanish Colonial Revival and Tudor Revival homes from the 1920s and 1930s, along with Traditional and Colonial-style houses. Like most homes of that age, many were built before central air was standard, so their ducts were added during later renovations. They often run through tight attic spaces or crawlspaces and around original plaster ceilings.
Trousdale Estates, about 410 acres of hillside homes north of the Flats, was mostly developed in the 1950s and early 1960s. These mid-century houses were often designed with forced-air systems from the start, but that means some of the ductwork is now 60 years old or more, sometimes under slabs or inside low-slope roofs where access takes planning.
Newer and rebuilt homes north of Sunset tend to have modern, multi-zone systems with long duct runs and many registers. They are newer, but construction dust from the build and from neighboring projects can still end up inside them.
Hillside air and wildfire smoke
Homes in the canyons and hills above Sunset sit closer to brush and get the full force of Santa Ana winds, which carry dust and, during fire season, smoke and ash. The January 2025 Palisades Fire burned in the hills to the west, and smoke from that fire and the Eaton Fire spread across much of the region. After a smoke event, the first step is to replace HVAC filters; if fine ash and soot have been pulled deeper into the system, a duct cleaning may make sense. Our article on cleaning air ducts after wildfire smoke in Los Angeles covers what to check.
For perspective, the U.S. EPA recommends duct cleaning when there is substantial visible mold inside hard-surface ducts, a rodent or insect infestation, or enough dust and debris that particles are released from the registers. The EPA also states that duct cleaning has never been shown to prevent health problems. We will not recommend a cleaning your system does not need.
What a Visit Covers
Our air duct cleaning service includes an inspection of registers, returns and the accessible parts of each system, then cleaning of the supply and return ducts with professional equipment such as HEPA-filtered negative-air vacuums, agitation tools and inspection cameras where appropriate. We remove and clean grilles, protect floors and furnishings near every opening, and leave the work areas clean.
If we find signs of rodents in an attic or crawlspace run, we can discuss air duct sanitizing as an add-on after the ducts are physically cleaned.
Beyond the Ducts
Fireplaces and chimneys. Many Beverly Hills homes have more than one fireplace, from 1920s living-room hearths to outdoor fireplaces by the pool. Chimney cleaning removes soot and creosote from wood-burning flues, and our guide on how often to clean your chimney helps you set a schedule.
HVAC and AC equipment. With several systems per property, HVAC cleaning of blowers and accessible components and AC cleaning of coils are easiest to plan alongside a full duct cleaning.
Dryer vents. Upstairs laundry rooms are common in larger homes, which can mean long vent runs through walls and ceilings. Dryer vent cleaning clears lint buildup, and dryer vent repair fixes crushed or disconnected sections.
Attic insulation. In older Flats homes, attic insulation is often thin or disturbed from years of wiring and HVAC work.
Where We Work in Beverly Hills
Beverly Hills has three residential ZIP codes, and we serve all of them. 90210 covers the Flats, Trousdale Estates and the hillside streets north of Sunset, including the area around Greystone Mansion. It also includes the Beverly Hills Post Office area, the Benedict Canyon and Coldwater Canyon neighborhoods that are part of Los Angeles but use a Beverly Hills mailing address.
90211 and 90212 cover the southern part of the city. South of Wilshire, smaller lots and a higher share of apartment and condo buildings mean many of our customers are renters, owners of individual units or property managers. Renters make up about 58% of Beverly Hills households according to the 2020 Census. We also work in Southeast Beverly Hills near La Cienega Park and with commercial properties around the Golden Triangle.
