Older Homes, Newer Ductwork: Air Duct Cleaning in West Adams
West Adams has some of the oldest houses in Los Angeles. Most of the district was built between the 1880s and the mid-1920s, and the streets around our shop are lined with Craftsman bungalows, Queen Anne and Shingle-style Victorians, Colonial Revival homes and the occasional Mission or Spanish Revival house. That history is the main reason air duct cleaning in West Adams is different from the same job in a 1990s tract home.
Many of these houses were built before central forced air was common, so the ductwork in them was often added decades later, sometimes more than once. When our crew opens up a West Adams system, it is common to find a mix of older metal trunk lines and newer flexible duct, runs that snake through a raised-foundation crawlspace, and registers cut into original hardwood floors. Old connections can let dust, insulation fibers and crawlspace debris get pulled into the return side, which then gets blown out through the supply registers.
What the local climate adds
West Adams sits well inland from the ocean breeze, so summers here run warmer than on the coast and air conditioners work hard from late spring into fall. Long run times mean more air, and more airborne dust, moving through the ducts. Dry Santa Ana wind events push fine dust into homes, and the January 2025 Palisades and Eaton fires sent smoke across much of the Los Angeles basin. Homes near busy corridors like Adams Boulevard, Washington Boulevard and the 10 Freeway also see traffic grit settling on window sills and, eventually, inside return grilles.
None of this means every home needs its ducts cleaned. The U.S. EPA recommends duct cleaning in specific situations: substantial visible mold growth inside hard-surface ducts, rodent or insect infestation, or ducts clogged with so much dust and debris that particles are released from the supply registers. The EPA also notes that duct cleaning has never been shown to prevent health problems. We use those same guidelines when we look at your system. Our article on signs your air ducts need cleaning walks through what to look for.
What Our Duct Cleaning Visit Includes
A typical air duct cleaning visit starts with an inspection of the registers, returns and, where it is reachable, the air handler. We then clean the supply and return runs using professional equipment such as HEPA-filtered negative-air vacuums, agitation tools and inspection cameras where appropriate. Registers and grilles are removed and cleaned, and the floors and finishes around each opening are protected while we work. That matters in a house with original oak floors and painted trim.
If the inspection turns up a specific problem like rodent droppings in a crawlspace run, we can talk through air duct sanitizing as an added step after the physical cleaning. We describe what we see and what we recommend before any extra work is done.
More Services for West Adams Homes
Dryer vents. Many West Adams laundry rooms were added onto service porches or tucked into basements, so dryer vent runs here can be long and awkward. Dryer vent cleaning clears built-up lint, and dryer vent repair fixes crushed, disconnected or improperly routed ducts.
Heating and cooling equipment. Because systems were often retrofitted, the furnace or air handler may sit in a closet, attic or crawlspace. HVAC cleaning covers the blower and accessible components, and AC cleaning focuses on the coils and parts that run all summer.
Chimneys. Brick fireplaces are a signature of the district’s Craftsman and Victorian homes. Chimney cleaning removes soot and creosote from the flue. See how often you should clean your chimney if you light fires only a few times a year.
Attic insulation. A lot of early-1900s attics have little or no insulation, or old material that has settled over the decades. Attic insulation helps a house hold onto conditioned air during the long warm season.
