The Coast Changes the Job
Most air duct cleaning advice is written for hot, dry inland houses. Santa Monica is different. The city has a coastal Mediterranean climate, and morning fog is common from May through early August, the stretch locals call May Gray, June Gloom and “Fogust.” Summer highs near the beach run several degrees cooler than inland Los Angeles. As a result, many Santa Monica homes use their heating more than their air conditioning, and some have no central AC at all.
That changes what we find in the ducts. Instead of the heavy, dry dust common in inland attics, Santa Monica systems are more likely to show fine dust mixed with the moisture that comes with ocean air. Salt in the breeze also affects outdoor equipment, especially AC condenser coils within a few blocks of the beach. Air duct cleaning in Santa Monica starts with a careful look at where the system pulls air from, how damp that space is, and whether the problem is really in the ducts or somewhere else in the system.
Smoke from the Palisades Fire
In January 2025, the Palisades Fire burned in the hills just north of the city. Santa Monica placed the area north of San Vicente Boulevard under a mandatory evacuation order and put neighborhoods down to Montana Avenue under an evacuation warning. LA County Public Health later issued a windblown dust and ash advisory. Homes across the city, not just the evacuated blocks, dealt with smoke and ash, and some forced-air systems pulled that residue inside. If you are still noticing a smoky smell or gray dust at your vents, read our guide on air ducts after wildfire smoke in Los Angeles.
The U.S. EPA says duct cleaning makes sense when there is substantial visible mold in hard-surface ducts, when ducts are infested with rodents or insects, or when dust and debris are heavy enough to blow out of the registers. It also states that duct cleaning has never been shown to prevent health problems. We follow those guidelines and keep our recommendations honest.
What You Get With Our Duct Cleaning
Each air duct cleaning appointment includes:
- An inspection of supply registers, return grilles and accessible components
- Protection for floors and furnishings near each opening
- Cleaning of supply and return ducts using professional equipment such as HEPA-filtered negative-air vacuums, agitation tools and inspection cameras where appropriate
- Removal and cleaning of registers and grilles
- A plain-language review of what we found, including any damaged or disconnected duct sections
Where an inspection finds a specific contamination problem, we may suggest air duct sanitizing after the cleaning, and we explain why before doing it.
Related Services for Santa Monica Homes and Buildings
For apartment and condo buildings
Shared laundry rooms in multifamily buildings tend to run dryers all day, so lint builds up quickly. Dryer vent cleaning clears the vent runs, and dryer vent repair fixes crushed or poorly routed ducts. HVAC cleaning of air handlers and accessible components is easy to schedule unit by unit or building-wide.
For houses
AC cleaning is worth a look for systems near the water, where salt air and dust build up on coils. Many older Santa Monica houses have wood-burning fireplaces for cool, foggy evenings, and chimney cleaning keeps the flue clear of soot and creosote. In older bungalows, attic insulation is often thin or uneven and worth updating.
Santa Monica Neighborhoods and ZIP Codes
We serve all five residential Santa Monica ZIP codes, 90401 through 90405, and each part of town has its own housing story.
North of Montana (90402) has larger family homes on big lots, including historic houses on the deep lots between Ocean Avenue and 7th Street. Just outside the city line, Santa Monica Canyon shares the 90402 ZIP. Between Montana Avenue and Wilshire Boulevard (90403), numbered streets mix mid-sized homes, condos, Victorian duplexes on the west end and Craftsman bungalows along streets like Idaho, Washington and California Avenues.
Downtown (90401) is mostly apartments, condos and businesses near the Third Street Promenade. In Midtown (much of 90404), small California bungalows from the early 1940s sit next to the four- and five-unit buildings that replaced many of them in the 1960s. The Pico neighborhood falls between Olympic and Pico Boulevards.
South of Pico (90405), Ocean Park is one of the city’s oldest areas, with early 1900s Craftsman and Victorian homes and apartments alongside mid-century complexes. Sunset Park, east of Lincoln Boulevard, is mostly single-family, including many small one-story homes built in the 1940s for Douglas Aircraft workers.
Santa Monica is a city of renters; the 2020 Census counted about 73% of occupied homes as renter-occupied. We work with homeowners, tenants (with landlord approval), HOAs and property managers, and we serve commercial spaces too. WINN AIR CORP serves Santa Monica from our base in West Adams.
